Domestic Energy Performance Certificates

We use our extensive knowledge and experience to comment and advise in areas where the standard EPC is often inaccurate and misleading. Our assessors are supervised by a Chartered Surveyor experienced in working with existing buildings of all types, and we are able to provide lady assessors where occupants are elderly or nervous of callers.

A Domestic Energy Performance Certificate is a mandatory part the Home Information Pack that is required when selling a home. EPCs are also mandatory for landlords wishing to let a home.

EPCs are required by Regulation before a home is marketed for sale or let. The Regulations are enforced by Local Trading Standards officers who have authority to issue fines for non-compliance.

The Domestic Energy Performance Certificate provides the following information:

  • An Energy Efficiency Rating, presented in a simple coloured bar chart form, similar to a ‘fridge rating’.
  • An Environmental Impact Rating, presented in a similar way.
  • An indication of the energy costs and carbon dioxide emissions of the home.
  • A series of recommended improvements.
  • An estimate of the cost and carbon dioxide emission savings which could be achieved if the recommendations were carried out.
  • An Energy Efficiency Rating and Environmental Impact Rating which could be achieved if the recommendations were carried out.
  • The EPC is a standardised report and does not always correctly reflect large, old or unusual homes (e.g listed homes). In these circumstances our Chartered Surveyor will provide further written advice.

We are keen to provide fee proposals for EPCs for more challenging homes. In particular we provide our services for large, old, listed and country houses; for instance those with timber frames, stone walls and thatched roofs.

In particular we provide our services in and around Northampton, Wellingborough, Rushden, Irthlingborough, Kettering, Thrapston, Towcester, Daventry, Hinkley, Lutterworth, Bedford, Leicester, Market Harborough, Milton Keynes, Cambridge, Huntingdon and St Neots.  We carefully select our Inspectors and Assessors using our extensive knowledge and experience in the field, and their suitability as representatives of a Professional Practice.

It is anticipated that buyers will begin to take the Energy Performance and Environmental Impact of their new home into account when they make their purchasing decision. In time it is expected that financial benefits will become available for homes with better ratings (council tax rebates etc…); and that improvement grants will be offered.
