We are experts in the construction process, and understand the critical part that information plays in the achievement of financial and programme targets. Therefore we are able to analyse, bring together and supplement the design and other documents prepared by the various contributing consultants, to produce water tight tender enquiry documents. By doing so we are able to eliminate the occurrence of additional unexpected costs and delays arising after the work has started on site.
The more work that is included within the contractor’s tender, and therefore the less work that is ordered after the contractor has already started on site, the greater the value for money achieved. This is because the contractor will price building works far more competitively when he knows that he is in competition with others to win the work, ie at tender stage; rather than during the building stage when he is no longer in competition with others, and has a stronger bargaining position. Furthermore, additional work ordered after the contractor has started on site causes more delay to the progress of the works, than that which the contractor has been able to plan for from the beginning of his contract.
On the other hand, there are instances when it is necessary for the client to delay his design decisions until after the contractor has started on site. On these occasions we are able to incorporate a range of devices within the tender documents to allow the fair valuation of additional works, at competitive price levels, commensurate with the accepted tender.
